What is the difference between a project management
contract and a general contractors agreement?
A project management contract arrangement allows the homeowner
of a piece of land to hire, for a "contracted fee",
a project manager to manage the entire or portion of a
home owners building event. This, therefore eliminates the
majority of stress and worry for the home owner while still
allowing the home owner to have control of funds and all
building decisions. With the typical general contractor
arrangement, the homeowner has less input and has
agreed to purchase a finished home and lot from the
contractor at a preset price to be finished to certain
specifications.
Why would I use a project manager over a general
contractor?
The main benefit for the home buyer using a project manager
is a cost reduction in the total price paid for their home and
land. This is mainly because the project manager, although
having the same functions as a general contractor, does not
carry the financial risks since the homeowner is paying the
invoices for the trades and materials (not the general
contractor). This method of contracting has been very popular in
Canada since the 90's and is gaining momentum as consumers
realize the values and savings achieved.
